Student Tenant Guide

Thinking of renting a student property with Premier? Below is everything you'll need to know...

Viewings:
To view a property – please call our friendly lettings team on 01865 792299. Viewing times are Monday to Friday 10am to 5pm, and Saturday 9.30am to 12.00pm.


Once you have chosen a property:
Each group will be provided with our student application form to complete and will be asked to pay their holding deposit (1 week of deposit). This will reserve the property for the group. This payment is non-refundable, so it is vital that when making this payment your group are 100% sure. We will ask you to nominate a head tenant for the property (this is the person who will be our point of contact and will need to pay the deposit on behalf of all the other housemates, who will sign the deposit protection certificate and will receive the deposit at the end of the tenancy to distribute for the household).
 
 
 We will then ask you to read and sign your tenancy agreement, once this is signed and witnessed the property is taken off the market and held for the group subject to you providing satisfactory references and guarantors. A holding deposit, the equivalent of one week’s rent is also required.

What happens next?
Once this process is complete, we will send you further documents to complete. You will be sent a Deed of Guarantee which your Guarantor would be required to complete. Further information will be noted on the Deed to guide them to ensure no documents are missed. You will also receive the invoice required for your First accounts payment (remaining deposit and first month’s rent), this is required 1 month before move in. You will also be required to provide an enrolment certificate to confirm your studies for the forthcoming academic year and your passport and any relevant Visa’s/BRP’s. Between this process and your move in you will also receive all certificates and official documentation relating to your tenancy and the property.


One month before your tenancy start date:
Your first account must be paid one month before you move into the property, in the office. This is an advance of one month’s rent and damage. This must be paid in the office by your nominated Head Tenant, by cash, card or cheque.


Move in date:
This is the date your tenancy begins. Providing all your first accounts have been paid, references and guarantors are received for everyone moving into the house, we can issue you with your keys.

The head tenant will need to come to the office to collect ALL keys for the house. This can be done from 4pm the day your tenancy begins unless it is on a Saturday in which case it will be before 12.30 midday. If the head tenant is not available, then you can nominate someone else to collect keys however we will need this in writing beforehand (please make sure you bring passports as proof of identification).
