Applying For a Property
You must:
Be over 18 years of age
Be in regular/permanent employment and/or be able to prove financial resources to pay the rent
Be able to provide an adequate UK based guarantor (if required)
Be able to produce two forms of ID, one with your full legal name, and one confirming your current address
Q - Do I need references?
A - Yes - we need information on employment, bank income and other personal refererences to include current landlord where applicable
Q - Can I keep pets?
A - If you have pets you must let us know. Generally pets will not be allowed to be kept at the property however, some landlords will permit occupants to keep pets, subject to a larger deposit or additional charges for an inventory or carpet cleaning
Q - Am I committed to the full term of the Agreement?
A - Yes - all our agreements are assured shorthold tenancies, for a fixed agreed term.
Q - Are there any financial penalties if I wish to leave the property before the end f the term of the tenancy agreement?
A - Yes - you are signing the agreement to stay in the property and pay the rent for the duration of the agreement. The landlord may grant you early release but there may be financial penalties
Q - What does "jointly and severally liable" mean?
A - Where an agreement has more than one occupant, all occupants are jointly and severally liable. This means that all occupants are responsible for the whole agreement and rental and not just an individual share.
Q - Who pays for the utilities, ie gas, electricity, water, council tax and TV licence?
A - These will be paid by you. If you require a telephone line it is up to you to contact a supplier to arrange connection
Q - How do I know what furniture and fittings will be in the property?
A - When you view the property you can ask what items be left. Do not assume that what you see on the day of the viewing will be left in the property.
Q - How will the rent be paid?
A - The rent must be paid monthly in advance, from one bank account, by standing order.
Q - How much will I need to pay before I move in?
A - A dilapidations deposit equivalent to 6 weeks rent will be required. You must also pay one months rent in advance.
The initial holding deposit you pay to reserve the property will be credited against your damages deposit on creation of the tenancy agreement. A charge for setting up the agreement will also be payable along with a charge for the inventory.
The reservation of these properties subject to contract, we require a booking deposit of £350.00 cash which is non-refundable in the event that you withdraw your application.
Our fees are £225.00 (inc.VAT) which include a contribution towards the cost of the Tenancy preparation and associated documents and for the inventory preparation and Schedule of Condition.
There is also an additional charge of £35.00 (inc.VAT) per person where credit referencing applies.
The full rent, deposit and fees, plus all references/guarantors/credit checks will need to be received, and monies duly cleared, before moving into any of our properties. Please note 10 days are required to allow clearance of personal
cheques. Keys cannot be released until ALL monies are received and the agreement has been signed by ALL named occupants on the agreement. Please note that ANYONE over the age of 18 must be named on the agreement and hence will be subject to referencing criteria.

Where applicable VAT may be charged at the appropriate rate.
