Premier Letting are able to offer flexible and competitive management services. There are three main services; Tenant Introduction, Tenant Introduction with Rent Collection and Full Management.

The tenant introduction services includes, advising on achievable rental value and recommending type of tenant, full marketing, arranging and accompanying viewings, taking full references for prospective tenants and taking guarantees if necessary. Once tenants have been found and agreed with you, we also collect the first months rent and deposit on your behalf, prepare the tenancy agreement and signing of this and take a full inventory of the property and any items of furniture included. On the first day of the tenancy agreement we sign out keys to the tenant and arrange a check-in so that the inventory can be agreed with the tenants. This is always done within the first twenty four hours of any new agreement starting.

On the first day of the new tenancy agreement we pass on to the tenants your contact details in case of any maintenance problems at the property, together with your bank account details for all future payments of rent.

Our rent collection service includes all of the services as detailed above, plus in addition each month the rent is collected by Premier Letting on your behalf and then transferred to you by BACS payment. This service provides you as a landlord extra protection in the event that a tenant should fall into any difficulties with payments of rent. Should the rent not be paid to us by the due date, usually the first day of each month, we shall immediately contact the tenant to find out why the money has not been paid to us. Once this has been explained to us and a date agreed for the balance to be cleared we shall contact you so that you remain informed.

The fully managed service again includes all of the above services but the tenants will contact Premier Letting regarding any maintenance issues, should they arise. In this event Premier Letting will arrange a contractor to visit the property to assess the problem and or make necessary repairs. If the repair looks likely to cost more then ?250 then we will contact you before proceeding with any work, likewise where we are asked to make a repeated repair.

With many years experience between them, Premier Letting staff are able to comfortably deal which each situation as it arises. As a landlord you can have full confidence that the house is being looked after and well maintained. Quarterly inspections are conducted with reports passed to you. This offers a great benefit as not only does it give you an insight as to how your tenants are living in the property, it also provides you with the ability to keep the house in excellent condition. - If any decoration is starting to look tired we can arrange quotes on your behalf so that at the end of a tenancy we are well placed to organise work quickly, again reducing any potential void periods. We have great experience in dealing with HMO (houses in multiple occupation) and mandatory licensing, which will prove invaluable when making your application.
